The sellers say: "The property you are now reading about is located at the end of Stallbacken, a cul-de-sac up on Rävkullen in Viksjö, one of the quietest and more popular areas in the municipality. The houses have aged with dignity thanks to good construction work and careful maintenance. For example, on our house we have replaced the roof with new battens, felt and tiles, and had triple-glazed windows installed. We have also furnished the attic and fully tiled the bathrooms, where we installed underfloor heating. Although the kitchen is a typical "80s kitchen", it is modern in the sense that it has an open plan between kitchen and living room and is equipped with a nice kitchen counter around it, where the family can gather for simple meals and socialising.
Something we will miss a great deal is the large balcony with direct access from the kitchen. It extends along the entire house with a depth of approx. 3 metres and is thus a total of 24 sqm. The neighbours can attest to the lovely parties we have had there with up to 30 people.
But what sets our house apart from most of the others of the same type is the large two-storey extension of 40 sqm. Thanks to our then neighbour's knowledge and inventiveness, we had our houses joined together behind the garages, where there was previously only an empty slope. This means that the house has now been complemented by a storage/workshop on the ground floor and an extra room on the entrance floor, where the laundry room is also located. Both spaces are just over twenty square metres each. The latter space, which has direct access from the kitchen, can advantageously be used as a home office, gym or why not a teenage room.
We now leave this home, with some sadness in our hearts, to new owners and hope that you will have as much joy as we have had over all the years. Admittedly, some painting work and other improvements may be needed in places. But it is worth it when you get to live on Rävkullen. You only drive into the Rävkullen residential area if you live there or are visiting someone, so there is no through traffic in the area, which is highly appreciated by many. It is within walking distance to both Jakobsberg centre with its commuter train station and Viksjö C with a good selection of restaurants, a well-reputed Ica store, gym, library, health centre etc. The municipality has a rich sports and association life, which is appreciated by families with children in the area. There are football clubs, swimming, padel, tennis, gymnastics etc. Järfälla also offers beautiful nature reserves, bathing spots along Lake Mälaren, a ski slope, a farm on Järvafältet, the boutique hotel Görvälns slott, hiking and cycling trails and a good range of running tracks and outdoor gyms. There are both preschools and schools nearby.
Within cycling distance are both IFK Viksjö and Järfällagymnasternas' appreciated activities. In Viksjö in particular, engagement among residents is high, which creates a wonderful community and pleasant atmosphere in the area; many simply do not want to move away from here, but preferably onwards within the area. The centre offers autumn and spring markets as well as other events such as flea markets and running races for children. In the municipality, both the Stockholm bypass, a metro line to Barkarby and the new regional train hub Stockholm West are planned for the future. All of this will benefit and increase the attractiveness of living in the municipality in the long term.
